Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!

If a tenant has gone beyond the grace period of the lease, we reach out with a courtesy call to let them know rent is late, of course we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly. Or work with them to gain financial assistance when necessary.

We make paying rent easy for tenants, it’s free for them to pay with ACH, and there are options to pay with credit cards for a fee. Tenants' online portal can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.

Rent is due on the 1st. Late on the 5th. We charge 5% every 5 days late. Management company retains all late fees.

Maintenance is an important part of the business, it can make the difference between a good investment and a bad one. We only use licensed, bonded, insured vendors, who back up their work.

With each maintenance order received, we troubleshoot with a standard and systematic approach, which works to save owners a trip charge a small percentage of the time and to conveniently help tenants on the spot.

Work performed is not upcharged by the property management company, ensuring you are receiving fair prices with no upcharges.

To be clear, we do not look for the cheapest vendor, as you get what you pay for. We only use reliable, insured vendors who back up and warranty their work.

We pre-qualify tenants prior to scheduling a showing to minimize the traffic through your home, screen applicants thoroughly which includes a Nationwide criminal background and credit check, with verification of employment and income.

We prepare all lease documents and move the tenant in with a property move in inspection.
